When looking for business premises you may wish to consider managed workspace.  Many small businesses, and especially new businesses, find this type of premises suits their requirements.  There are usually flexible letting arrangements, no long term lease, plus additional services such as a receptionist, photocopiers, franking machine, etc. 

The easy-in, easy-out nature of this agreement means you can usually terminate at a months notice.  Your landlord can also give just one months notice, but this is unlikely if you are a good tenant. 

This is the cheapest option of taking on premises as there are minimal legal fees, if any, and small deposits to pay.  Also all repair and maintenance charges lie with the landlord.
